Stay out of Austin, Dallas and some areas of San Antonio and you can buy an awesome house relatively cheap compared to elsewhere in the US.

Yea - no way in hell I’d ever do Austin (too trendy and pricey), most of Dallas (traffic) nor most of Houston.
I’d certainly consider Texas - but it’s the wife I’ve got to sell on it. For whatever reason she won’t consider. Suspect it’s got a lot to do with her father having lived down around Texarkana and spending summers down there - hot as hell and not exactly a picturesque vacation spot - especially as a kid. Of course Texas is a hell of a lot more diverse.
Who knows - in a way I’m good with doing another 5 here and then heading somewhere else. She wants to move now though. She also has suggested getting a 2nd house and keeping this one for summer - that’s a solid no for me. Nothing like taking care of 2 houses - 1 empty 6 months at a time. 2 sets of taxes, 2 insurance bills and all the money tied up in the 2nd that could be sitting in a high yield savings or working in the market. I just got out of that trap - feeling obligated to keep the family property - don’t want to walk back into it.
