I'm shocked this is the first mention of Texas as a destination.
One of the least expensive places to live in the US.

Again - it’s on my list - but wife seems against it.

Obviously Texas covers alot of ground.

But things I value would definitely be easy to find in Texas - available land and not living with neighbors on top of me chief among them as well as recreation opportunities.

I have no idea why she is so insistent on being near the water. I’ve tried telling her while it’s nice to look at - your choices are live next to a major body of water where you are exposed to the weather and have things like hurricanes- or your on some public lake where every weekend you can look forward to morons blaring music and buzzing by your house in their boats along with idiot kids on jet skis. Lakes are nice until you live on one year round - then summer sucks.

Went thru and stopped several places in South Carolina recently and all i can say is my Lord.
Is the entire state trashed?!?

Lowlands and places like Columbia are very different.

It’s like talking Tennessee and NC - 2 different states to me. The lowlands are trailers, military base and schools with a few very nice parts on the ocean. Go up in the hills and it’s much nicer - the fact it’s far whiter there probably completely coincidental.

So wife brought me a place to check out near Panama City.

Got to say it actually checks a lot of my wants - 5 acres, has a large storage barn/workshop already on site and house is nice.

Neighbors a little close for my liking - lot is rectangular and long but not wide. Still - might warrant a trip down to look at this one.

I know it is hot as hell down that way in summer though too - hurricanes not usually a problem - but last big one came right up through there I think.

I know its been said but its important.
Check the home insurance availabililty and rates. Nothing but horror stories about this on social media.

Learned that lesson long before this.

Our place in NC - the prior owner had filed a water claim for leaking in the basement (not covered BTW) 4 MONTHS before listing.

Insurance saw that and said no - took a call to underwriting to explain to get it approved.

Best part was the prior owner backpedaling her way saying “oh my late husband handled that - I never knew about it” - never disclosed the basement issue (it was very minor drainage problem) - when we came back showing not only had she reported - but that it was a few months ago and he had been dead a year her memory suddenly was “reinvigorated”. Explained she basically lied saying no prior issues on those mandatory disclosures and we could seek full damages - managed to shave 10k off (fixed for 3k with a local handyman).
