Interest rates in Vietnam are ranging from 8-11% depends on the bank. I have 10 and 11% right now at a few banks, it is a dream come true here. It is a hidden gem for banking here!

I still share some of that negative sentiment go forward, Homie.

Seems consumers still had some cash leftover from COVID, that will end.

The good news is that many of those people are locked into fixed rate mortgages so the damage comingup will be mitigated.

A lot for debate there, to a degree, but I still see some negative things coming up. This market seems very frothy on so many levels.

i agree with much of what you are saying. i am more concerned about auto loans and credit card debt vs the mortgages.

but, i do not see anything systemically that gives me pause for concern so if the black swan is out there lurking i see no sign of her but then again i might need glasses for all i know.

this is why i always, always, always keep enough cash at the ready. cash IS a position too, but you already know this
