So we are coming up to the 2nd closing date on a property - first missed because the buyers agent failed to request documents their appraiser needed - and mine is a complete waste.

Anyway - mine calls me in a panic Wed at 4:45p - needs docs ASAP as the person I hired to survey the lot supposedly never did it. Quick call to them to confirm they did and send me the docs - email to realtor at 4:52 Wed. Get an email today at just passed noon - got them and forwarded on.

So now forwards me a text - other realtor is saying we “modified” the survey and cheated the boundaries. No - there’s a hand drawn map and they acknowledged boundaries before signing the deal - survey reflects that map 100%. What they are upset about is they asked how big the lot was - told them I don’t know - it’s marked - you can see what it is - but I’m no expert. Evidently my realtor “guessed” an acre and a half. Turns out it’s a hair over an acre. Now they are acting pissed off claiming the boundaries were changed. No - it’s been that size the entire time - you just are weirdly focused on measurements vs what it is (because I own the surrounding tracts).

Just told them they either move forward and have things wrapped by the deadline, walk and lose their deposit or be prepared to pay more if you want more or need more time. Also told me realtor regardless he is gone (shouldn’t be promising things - even if not in writing) without making me aware. Complete shit show at the moment with these 2 idiots pointing fingers at the other - and poor buyer has paid for appraisal, exterminator, inspection and some other stuff as well as deposit and is about to lose all that if the deal doesn’t complete.

I don’t blame you for telling them to get with it

Your property is going to sell regardless so no need to play games with ppl like that

Most realtors only do it as a part time job anyhow between their real jobs

Is this the same property you had trouble with the folks living there that weren’t paying?

I just texted realtor - said if it falls through cancel the listing agreement as your fired. I have said all along it wasn’t worth entering a deal with this buyer as they would be more hassle - but realtor insisted (of course he only makes money if he sells so it was a no risk move for him).

I guess just put it up to auction next - tired of paying for 2 places and getting no income from it.

Just sucks as place has been in family for over a century and really worked to keep it that way - but at a point can’t keep dumping money in something that doesn’t pay for itself and with no other immediate family in the offing to leave it to - it ends with me anyway and who knows how much longer I’ll be around. Just depressing to have went through all this - invested so much time and to wind up here.

Plenty of blame to go around between both realtors and buyer here I think. But it’s clear buyer is trying to play a game last second to renegotiate and I’m not interested. Either they abide by the deal - or lose deposit and we file suit to recover taxes/interest for the month they delayed things as well as for the cost of a new survey they requested and for cost we incurred for things they requested.

I fell into that trap of trying to keep family property in the family. Mom & Dad were selling the farm and we (the 3 siblings) wanted to keep it so we took over payments. I was still in college and working at the same time. Couldn't afford both without living in a cardboard box so after 3 years, I sold out my portion for $1 to my brother/sister.

Lost a lot of money for nothing.

You're doing the right thing. Cut the cord.

Man it just gets better and better I swear.

So tell them to piss off - have the closing agent send me my good faith money and we are done. No - wait - we want to work it out.

Starts in with a list of things - all of which would have been much easier to resolve if they hadn’t waited until 3 days before closing. Just letting them continue to talk and the clock to run out. No point in “negotiation” when if I wait 3 days - deposit is mine and then they have no leverage.

And yea - I think it’s time to move on. Like I said - original plan was keep it as a get away / putting a cabin down there someday. No way in hell I’d want to have this idiot as a neighbor though now. I’ve seen what happens when you have neighbors with small lots and who are assholes when someone is an absentee/part time owner with a large parcel next to them. BEST case you have a neighbor who keeps creeping in on your parcel slowly but surely since no one is watching them. Worst case - you have a neighbor dumping shit all over you and cost a fortune to clean up.
