At 13 I wanted a pair of CCM Kangaroo leather skates for Christmas. My father was never a sports guy , but lived for the NY Times and his Commodity charts. In lieu of the skates was an envelope in the Christmas Tree with my name on it. Inside was a cut out piece of financials of the Cattle Commodities Market. A printout from his broker for one Cattle spread position " Short July " vs " Long December. I was pissed off at him for screwing me out of new skates. I started following the position everyday in the local newspaper. By the age of 17 I had a suit , tie and briefcase in hand , looking for a job in the Financial Markets. On Jan 17 ,1978 I was hired as a securities runners for $8k a year. I took all my courses over the years ( lying about a grade 12 education I never acquired ) and lasted 20 years. In 1993 I helped to put a merger of 2 Companies from NY and Toronto together , while staying at the D.A.C for 5 months. I got a nice chunk of change once the newly formed Co had signed all the documents , and took a position as well.I never asked what do or did for a living to be in a pretty good fuckin’ spot financially at this point in your life ?

So you're into real estate? Why I always think that in order to join this venture you need first to have lots of money.
I love how you tell a story, you know there can be a specific art to it and you did well here. I enjoyed that thanks for sharing. At 13 I wanted a pair of CCM Kangaroo leather skates for Christmas. I walked away from the Financial Industry in 99 and did a variety of ventures until the accident in 2022.

Such an inspirational story, Franz.Yes. In different ways now then in the past. In 2015 , my wife and I were empty nester's and decided to take on a Buy/Fix/Sell. We bought a run down house for $220k with only $11,000 ( including closing costs ). I have an exceptional Mortgage Broker who has great contacts for " High Ratio Mortgages at market rates. Of course the current market conditions were very favorable as Global economy had low interest rates across the board. We put in a lot of work into the place to save on costs , but we flipped it 18 months later for a net profit of $128k. We bought 2 townhouses that had yet to be built ( only $10k per upfront and the balance on completion @ $204k ). We still own one of those properties as a rental that more then pays for itself. The 2nd townhome we sold a couple years later for $ 378K.
Its just an example how you can do more then you think you can sometimes
