Gotta admit, as a recent refugee from Southern California to Prescott, AZ. - NEVER would I have driven around So. Cal. with $75 cash, let alone $75,000.

Totally different feel here now…..

What's your opinion on metal roofs?
We're getting close to the point of replacing our roof and are thinking about metal roof.

2 story house. Total 2800 sq ft so lets say the birds eye view of the house is 1400 looking straight down. The pitch is steep (not sure exactly sure waht it is but its definitely steep). Garage is an additional 250 sq ft.

Thoughts?

We're getting close to the point of replacing our roof and are thinking about metal roof.

most of the time, i am talking homeowners here in the pacific northwest out of purchasing a metal roof because they are rarely in their homes long enough to realize the value. if they are dead set, i make sure they have proper insulation in place and good ventilation to prevent condensation and sweating issues. if the house has settled, or the trusses have been strained from multiple layers of roofing, it’s likely to be telegraphed with a metal roof and it’s key set this expectation. with that being said, i am not sure how roofing and homeowners insurance might benefit from a metal roof in other areas of the country where hail/storm damage reduces the life of roofs before their intended design. that might support a metal roof. out here, they are 85% or so more than a standard asphalt shingle roof. hope this helps 🙌
